Nelson Construction and Renovations is a design-build company that specializes in large developments, high-end remodels, home additions, and custom homes.  Our method of project management provides a unique blend of residential and commercial construction, both in the style of contract (we do both lump sum and cost plus), and in our method of contracting.  In addition to expert project management, our Quality Control division does routine job inspections to ensure our projects are built to our standards.

We work all over the Tampa Bay area: Clearwater, Dunedin, St. Petersburg, Tampa and beyond. We are a state licensed and insured Building Contractor trusted by professionals and homeowners, and we operate a drug-free workplace.

In addition to our general construction and renovations projects in high-end homes, we provide light commercial work including office, warehouse and other one to three-story commercial structures.

HOW WE WORK

There are essentially two major aspects to every project: design/pre-construction, and construction.
 
In the design/preconstruction phase of your project, our design team will work with you to design your structure or development according to Florida building code, and within the parameters of the property location and layout.  We will assess the needed site work, check soil compaction and condition, determine whether de-watering would be required if the water table is too high, and much, much more.  If the property is above the base flood elevation (BFE), we will determine what can and can’t be done according to FEMA, which will be necessary when applying for your building permit.  All of this will be done in alignment with your creative vision.  At the end of your design/preconstruction phase, you will be provided a set of blueprints sealed by a Florida licensed architect or engineer, as well as any other 3D renderings and design specifications requested.
 
Once we move into the construction phase of the project, you will be assigned a project superintendent, who will be in charge of the execution of the blueprints and designs.  Your superintendent will create and manage a job schedule.  He will be in charge of all the trades working on your project, including job site safety, quality and cleanliness.  He will provide daily updates on our portal so that even if you do not live locally, you will know what is happening on your job every day (including photos).  He will process any change orders that come up, and work with our Logistics team to ensure all materials and finish items are ordered on time.  He will be your main point of contact, even though he has a large team of project managers, office personnel, inspectors, and others behind him.  
 
Once the major construction trades have completed their work and we have passed a final building inspection, we will make one final punch list, which will include any deficiencies from our work that need to be completed in order to consider the project fully complete.  You will walk through with your superintendent and make a list of any paint touch-ups, cabinet repairs, missing finish items, and anything else that was part of our scope of work.  The superintendent will then set to work completing every item on the list. 
 
Our objective is to complete your project on time and under budget, to our high-quality standards.  In any project, however, issues and delays can occur.  You may request additional work, as you see things take shape and realize you need additional cabinetry, or layout changes, or changes to your finish items.  We also may encounter an unforeseen condition, such as organics in the soil requiring more site preparation than originally anticipated.  In every case, we believe that good communication and teamwork can weather any storm.  We maintain that we are both on the same team, and we will work together to solve any problems that arise.

In order to protect our clients as well as our company, we keep our insurance premiums paid up to date and ensure that anyone working for us on the job site is covered by Workers’ Compensation. In addition to carrying Liability Insurance and Workers Compensation coverage to protect our customers, our company does not tolerate unauthorized use, abuse, possession or sale of controlled substances by its employees.
