Looking to sell your house? The idea seems simple and it can be, but renovation tips can be exactly what you need when you get into the list of things to do. Stick to the prime goal… what you really want is the best price. Ideally, your home will sell above the list price. There is no question that a renovated house is more appealing to buyers. But is it necessary to redo the entire place? Start with the priorities so you can really renovate to sell.

Prioritize High Traffic Areas in Your Home

For the inside, focus your efforts on renovating and updating areas where traffic is high. This means targeting entrance ways (both inside and out), kitchens, bathrooms and even stairways, as these are the areas that make lasting first impressions and also can suffer from the most wear and tear. In kitchens and bathrooms, new countertops, sinks, faucets and cabinets are always winning ideas.

A new paint job in all these rooms, a spruced up front step and entrance, along with a few repairs can transform initial impressions and are proven to provide return on investment (ROI). They also increase a buyer’s positivity and willingness to make an offer.

Refurbish or Replace?

It isn’t always necessary to add expensive new materials – like new hardwood floors, for example. Often the best return comes from refurbishing what you already have. Remember that buyers often fall in love with a house for its potential and how they see themselves living there.

Countertops and cabinets are things you can replace if they are a bit tired. New ones are excellent at adding to your house’s resale appeal.

When in doubt, fresh paint always works wonders.

The Face of Your Home

There are so many facade options to choose from – wood, siding, concrete, etc – that will definitely be worth more in the sale than your initial investment.

Otherwise, a fresh lick of paint can be worth three times what it costs. The first thing a buyer sees is your home’s outer appearance and color scheme.

 

 

What Else to Renovate Outside

Deal with cracks in the driveway, freshen up the windows and shutters, be sure support beams look fresh and sturdy, and give your front door an upgrade that is more welcoming.

To really up the value for sale, add an outdoor kitchen and patio. A stylish concrete countertop and sink can be added with full plumbing and electrical outlets. The barbecue can even be built into it. Then add a concrete outdoor dining setting that looks great and withstands the weather. In Florida’s climate, the outdoor lifestyle is huge and complete outdoor entertaining areas make great selling points.

Buyers and inspectors also tend to look carefully at foundations, seals and general structural integrity. Therefore, it may be advisable to invite a renovation team with experience in these areas to give your place the once over. The investment will be worth it in the sale.
